Think global – work local. The KIAG Grundbesitz GmbH defines itself as a specialised real estate developer for „health care real estate“. It is our opinion that sustainable real estate development requires a combination of location, utilisation concept, market conditions and operator. These factors are not given per se, but rather have to be put together with experience and knowledge of the product. Investors, operators and also political bodies appreciate our market knowledge, which allows us to assess these requirements not just from a developer’s position but also regarding the implementation and operation.

Health care real estate is a sensitive topic in public, political and economic opinion. Regulation of nursing homes and special building laws are state’s rights, hence different requirements of the respective state have to be considered. We rely on our market knowledge and our regional network. For us, real estate development is a local business – right here in Baden-Wuerttemberg.

Our independence from operators and investors is the foundation of our thinking and way of doing business. Each project is a personally „tailored suit“ for the specific location and operator.

We have developed and realised a vast number of projects: senior care and nursing facilities, assisted living complexes, medical service centres and rehabilitation/physical therapy facilities. In that time we have grown and cultivated a wide network of banking institutions, operators, investors and political decision making bodies.

Since the 1980’s, Peter H. Kemmer is involved with the topics „demographic change“, „Living space for senior citizens“ and „nursing and care demand“. In the mid-90’s he was a member of the Baden-Württemberg’s social ministry’s commission to develop and design the quality seal „Betreutes Wohnen“ (assisted living). Furthermore, he was a member of the special committee of the federal association of senior living real estate corporations.
Peter H. Kemmer also gained experienced on the „other side of the table“ during his 20 years as chairman of a large, non-profit operator.

To this day, he is actively engaged in the CDU regional committee on Europe and in the „IWS Immobilienwirtschaft Stuttgart“ association.
